Only a short drive from the picturesque harbour villages at Mullion & Porthleven this detached cottage in its own private walled garden set on a fourteen acre smallholding with Llamas, Alpacas, Goats, Hens, Ducks and Geese grazing the neighbouring fields. Goosecott

is a perfect base to explore the many beautiful beaches and coves on the Lizard peninsula and it is a perfect location for country lovers being close to Gweek at the head of the Helford River. Approached down a pretty tarmac private drive and adjacent to the owners property, known locally as the colonial cottage is Goosecott, a detached farm cottage built on sloping ground with parking for 2 cars. A gate and seven steps lead to the front door opening into the entrance porch with a partial countryside views. An inner door leads directly into a rustic kitchen / breakfast Room having a neatly fitted kitchen to one side and a farmhouse table and chairs to the other. Leading from the kitchen down a passageway there is a downstairs bathroom W. C with hand basin and shower over the bath. Another door from the breakfast room opens into a comfortable snug with cedar panelled walls and a wood burning stove with two armchairs from here the French doors open into the conservatory spanning the width of the property with a terracotta tile floor, wooden garden dining table and chairs and door to the garden. To complete the ground floor accommodation an inner hall gives access to a pleasant sitting room, which looks out onto the enclosed garden, with two sofas arranged before a wall mounted electric fire. A steep carpeted staircase, with nine treads, leads to a landing dividing to the left and right with two further steps to the double bedroom on the right and two steps to the left giving access to a dressing room with W. C and hand basin and a twin bedroom. The garden is overlooked from all three upstairs rooms. A small enclosed courtyard to the front with a path gives access to the rear garden with a small patio area. From the patio a single step allows access to the small lawn with raised flower bed and a path and gate leading to the private drive. The garden is enclosed by a Cornish hedge and stone wall. The old Stannary Market town of Helston offering a selection of shops, pubs and a supermarket is 1. 5 miles. The larger centres of Truro, Penzance, St Ives and Falmouth all within a 30 minute drive. The harbour side village of Porthleven with its sandy beach is only 4. 5 miles. Praa Sands with its mile long golden sandy surf beach and Mullion golf course are both within easy reach as are the the glorious gardens of Trebah and Glendurgan. The viewing area for the RNAS Culdrose is 1 mile away and offers an excellent opportunity to watch the daily activity of the aircraft based at the station with Flambards Theme Park a 5 minute drive.
